Job Title: Project Manager

Job Summary: 
The holder of this position shall be responsible for managing all aspects of land development projects to achieve quality, timing and budget specifications.  

Principal Duties and Responsibilities
  • Manage feasibility studies for new projects. Research and compile information for presentation to the MD;
  • Manage project budget, schedule and cash flow in accordance with goals;
  • Coordinate with municipalities/counties and other government agencies from entitlement to final acceptance;
  • Review design documents, site plans, improvement plans for project coordination and accuracy;
  • Oversee all aspects of selecting development team, building design, permitting and construction;
  • Assess the physical condition of real estate assets, evaluate current/long term financial health, develop financial projections and made recommendations to the MD;
  • Manage project accounting functions including managing the budget, tracking of team expenses and minimizing exposure and risk in the project;
  • Perform a key role in project planning, budgeting, and identification of resources needed;
  • Track all spending and ensure that projects are completed within budget and on schedule;
  • Anticipate critical issues, potential problems, risks and present to the MD
  • Participate in the development of the annual operational plan, budgets, targets and performance outcomes;
  • Participate in the annual review of the company’s strategic plan;
  • Check availability and location of all utilities, including sanitary sewer, water, and electricity;
  • Check the cost involved in gaining access to these utilities as well as any development impact fees;
  • Ensure that construction activities or subdivisions move according to pre- determined schedule;
  • Co-ordinate the efforts of all parties involved in the project, which include the surveyors, architects, consultants, contractors, sub-contractors and laborers;
  • Devise the project work plans and make revisions as and when need arises;
  • Ensure optimum utilization of resources- labor, materials and equipment, and ensuring their procurement at most cost-effective terms;
  • Development of effective communications and mechanisms for resolving conflicts among the various participants.

Qualification and competences

  • Four (4) years’ experience in project management with extensive knowledge of mix-use building systems, including design issues, alternative construction materials and methods.
  • Thorough knowledge of legal issues and safety standards in real estate industry;
  • Effective time management and logical decision making ability;
  • Strong focus on quality of all materials and operations;

Resident Engineer

  • Must be familiar with the latest highway design computer applications.

Lee Construction Site Agent Job in Kenya

Lee Construction is a well established construction company with Projects in various parts of the country and wishes to recruit a qualified engineer for the position of Site Agent.

The successful candidate, based in Project Sites, will work in liaison with the Technical team with respect to the Site projects to ensure proper implementation of project related activities and programmes.
 

Main Purpose of the Job

Field of Responsibilities

  • Overall responsibility of the project;
  • To manage the site and coordinate activities in the site so as to successfully complete the project on time and hand it over to the client.
  • Overall supervision of workers, equipment and materials in the building site.
  • Site Supervision by ensuring work is done as per requirements and the personnel do the right jobs;
  • Ensure equipment and construction materials are in line with what is needed;
  • Ensure that production is in line with methodology and standard laid down;
  • Acts as the contact person between contractors and the clients’ site representatives i.e resident engineers etc;
  • Responsible for the preparation of the programme of works and necessary approvals in line with this;
  • Plan daily activities for site workers based on the interpretation of the programme of works;
  • Consult with the resident engineer on necessary changes in design as they arise;
  • Communicate feedback from the Resident Engineers, Consultant and other project inspectors to Management and implements where necessary;
  • Prepares weekly budgets for site and requisitions for materials and equipment required from Head office based on importance and urgency or as per program of works;
  • Responsible for overall health and safety on the site;
  • Oversee and enforce progress of the project;
  • Prepares and presents monthly progress reports ;
  • Represent Lee Construction in site and technical meetings;
  • Interacts with community on behalf of Lee Construction;
  • Overall supervision of all site staff and operations;
  • Organises training for site employees; and
  • Make the necessary decisions needed in the project within the Project Scope (Any matters outside the project scope should be to approval of the Managing Director).

Requirements

  • B.Sc. Engineering (Civil, Structural, Mechanical, Environmental or equivalent).
  • Registered as a full professional Engineer with relevant technical professional body.
  • At least ten years relevant experience with at least 5 years served in a senior position
  • Computer skills – MS Office, AutoCAD etc.
  • Registered Engineer preferred.

Job Description

Primary Duties of Construction Manager

Project Manager Job in Naivasha Kenya (construction)

Role
 
The Project Manager will be responsible for coordinating the activities of consultants and contractors in a large mixed project in Naivasha involving both infrastructure and buildings. 

He will be deployed as the Principal Project Officer to be based on site and head office. He will report to the Managing Director for day-to-day matters and give periodic reports to the Board of the Company. 

The Project Manager will be employed on an initial contract of TWO years which will be renewed for a further period of TWO years upon a satisfactory report of performance.
 
Responsibilities
 
1. To track and report on the implementation plan for the project by various Contractors
 
2. To establish and run the Site-based Project Management office
 
3. Develop and implement project communication and reporting strategy and plans including communication formats and templates.
 
4. Effectively and constantly communicate project expectations to the Contractors
 
5. Report on Construction progress on an ongoing basis to the Board of Directors of the Company.
 
6. Brief the Managing Director on all matters relating to the project on a frequent and regular basis

18. Coach, mentor, motivate and supervise project team members and contractors, and influence them to take positive action and accountability for their assigned work and roles.
 
19. Conduct activity post-mortems and create a recommendations in order to identify successful and unsuccessful project elements.
 
20. Develop best practices and tools for project execution and management and promote them to the Contractors and the Board.

Qualification Requirements

1. A University degree in Building Economics/Quantity Surveying or Construction Management or Architecture or Civil Engineering
 
2. Post-graduate qualifications at Masters degree level or Qualifications and Certification as a Project Manager from a recognised body.
 
3. A minimum of 5 years direct work experience in a project management capacity including for a multi-billion project, including all aspects of project process development and execution.
 
4. Strong familiarity with project management software, such as Microsoft Project and Primavera
 
5. Demonstrated experience in personnel management.
 
6. Technically competent with various reporting software programs, such as Microsoft word and excel.
 
7. Experience at working both independently and in a team-oriented, collaborative environment.
 
8. Can conform to shifting priorities, demands and timelines through analysis and reacts to project adjustments and alterations promptly and efficiently.
 
9. Flexible during times of change.
 
10. Ability to read communication styles of team members and contractors who come from a broad spectrum of disciplines.
